With increasing competition from other Twin Cities venues for sports events and concerts, Target Center was experiencing operating losses and Minneapolis, which owns the arena, sought ways to cut its costs. Zeroing in on energy, the city of Minneapolis contracted with Kandiyohi Development Partners, llc (kdp) to conduct a feasibility study of cost savings from installation of a green roof and the application of wind and solar technologies. The kdp report in February 2007 recommended installation of a green roof and identified nearly US $76,000 in annual savings from a 20 per cent reduction in cooling and heating costs along with the elimination of City stormwater utility fees. There may be some additional buy-down of the costs in the form of green roof promotional sponsorships inside the arena with the more than two million visitors to Target Center every year. “We are likely to be long-term owners of the Target Center so we are taking the long view of savings from investments such as a green roof,” said Minneapolis Council Member Lisa Goodman. Goodman, who won the Civic Award of Excellence from Green Roofs for Healthy Cities in 2007, also pushed for installation of the green roof at City Hall, a project that is nearly completed. The comparative roof analysis by kdp benefited from the other roof option being considered for the Target Center, a higher-cost epdm roof with added insulation that had a similar 36 R-value as the green roof system. The cost difference between the epdm roof and green roof was just us $400,000 or about us $3 per square foot, which gave the project a simple payback of about five years.
