Tenants often want to lock stairwell doors on the stair side to prevent access to tenant spaces, Greene says. It's important to consider the code requirements for locking stairwell doors, as in most cases these doors are required by current codes to unlock automatically or from a remote signal if there is a fire. "When building occupants are trying to exit via the stairwell during a fire, they need to be able to leave the stair if it becomes compromised by smoke, to go through the tenant space and find another exit," she says. "If mechanical locks are added to stairwell doors, the doors will not allow re-entry, so in most cases electrified locks are required." Such requirements are critical: In 2003, six people died in a fire because they could not leave the stairwell during a fire in an office building in Cook County, Illinois, Greene says. PERFECTING THE FLOORPLAN Open office floor plans have become even more popular over the past few years, as they encourage collaboration and communication among employees, says Erin Dugan, principal researcher, acoustics at USG Corp. in Chicago. However, such floor plans can also hinder productivity when noise levels are high. USG makes acoustical panels with sound blocking and absorbing characteristics, available in a wide range of noisereduction and sound-isolation options. "Low - or non-existent - cubicle walls and a lack of acoustical ceiling tiles above the workspace are typically part of these newer open office designs, but do not offer any sound absorption or blocking features," Dugan says. "This becomes especially difficult for workers as it impacts their privacy and the office noise levels can make it difficult to focus on detailed work or communicate with fellow team members. Many employees may resort to wearing headphones to block out the sound, which may also impact the collaboration that was intended for these spaces." Workers in neighboring private offices and meeting spaces can also be affected if a suitable ceiling is not included in the office design, she says.
