underway. It's the perfect time to consider next year's improvements. Why
now? Planning now allows sufficient time
to evaluate options and be prepared for
next year's budget cycle. Many organizations commence budget planning in the
fall of the prior year. Planning now allows
for many options to be considered and
evaluated to get the best value from your
redeveloped system.
What is a redeveloped system? System
redevelopment involves re-engineering
the end-of-life systems for today's needs.
Simply put, system redevelopment is a
process to make systems perform. And
ultimately it's the performance that's
important. Think about it: it's not how
many revolutions-per-minute that your
compressor operates nor how many
gallons-per-minute are being delivered
by that pump in the corner. It is the delivered service that is of importance. In fact,
if you could deliver the service without
any of that equipment, you would do so
without hesitation. So doesn't it just make
sense that you would want to have the
lowest operating and maintenance cost
service-delivery system available?
Many options and opinions exist for
building systems. I have yet to meet an
equipment supplier who didn't think
their product was the best, and also the
best option for whatever we were discussing. The problem is the math. It's just
not possible that all of these options are
the optimal fit. People often ask me what
is my "go to" system or equipment. I
always answer the same way: "Each situation is unique. I know lots of things that
work well, lots of things that don't too -
but I don't have a one-size fits all. That's
just not realistic." Like Mike, I believe
in performance without compromise.
Sacrificing quality and efficiency due to
budget should not happen. Budget is a
constraint and is a very real constraint
but it doesn't have to mean a sacrifice
to quality and efficiency. Finding the
optimal solution is about considering all
of the constraints (budget, time, space,
operations) and finding the combination
that permits the system to perform as
it delivers the service. Optimal does not
mean ideal. In an ideal scenario, the
typical constraints are removed. Imagine
how easy it would be to integrate everything when money is no factor at all.

That's ideal. Ideal scenarios typically
are found in recreation facilities that
are located adjacent to unicorn ranches.
Everywhere else, we seek optimal solutions to provide performance.
Think again about your facility. Is it
still operating using the same equipment used for years, and years, and
years? Do you think there might be
something better out there or is it likely
that no product, system or operating
practices have been developed recently?
The odds are against any facility not

having some areas for improvement.
In fact, the math just flat out insists
improvements are possible, they just
require someone to champion their discovery. So don't wait. Now is the time
to plan, to be ready for that next budget
cycle. Most organizations are hungry
for options to cut operating and maintenance. The math says the opportunity
is there in your facility, all you need to
get started is a simple walk around your
building repeating the question, "Is this
the best we can do?"
