New NVAR Headquarters Stacks Up
LEED®-Gold Building Optimizes Compact Site
When planning began for the new headquarters of the Northern Virginia Association of Realtors (NVAR), the design parameters were clear. NVAR required a highly functional, multipurpose building to serve staff, thousands of members, and the public each day. The organization challenged the Dewberry team—which provided complete architecture, engineering, and site design services—with creating a building that would reflect a commitment to sustainability and context-sensitive design on its wooded Fairfax County site.
NVAR’s headquarters has successfully addressed these challenges and more. Carefully nestled into its compact, sloping site, the building recently earned LEED-Gold certification in recognition of the sustainable strategies inherent in the architecture, building systems, site engineering, and construction. The small site necessitated stacking components within a narrow footprint. This challenge yielded a key benefit by allowing natural light to penetrate the building through broad expanses of translucent glass. The lower-level training, education, member, and retail spaces are topped by two green roofs that also serve as landscaped entry plazas. The main level houses executive offices, a welcoming lobby, and a state-of-the-art board room flanked by two grand interconnecting staircases on the east and west sides. The third level accommodates an arbitration suite with conference and meeting spaces, as well as additional administrative areas. In addition to green roofs, the facility is oriented on the site to maximize natural light and features a high concentration of recycled-content materials and low-VOC finishes. Open space on the site exceeds requirements by 54 percent, due to the small building footprint and the placement of half the parking belowgrade. This measure also minimizes run-off by reducing the amount of impervious area. Calculations related to the energy-efficient building envelope and systems demonstrate a performance level that is 40 percent more efficient than code requirements. “We made the decision early in the process to build our new home to LEED standards,” says Karen Trainor, NVAR’s chairman of the board. “We wanted this building to reflect our respect for the environment and our concern for the well-being of the next generation.”
NVAR’s headquarters, constructed primarily of stone, brick, and glass with pitched roof elements, is compatible with the adjacent residential neighborhood. Two green roofs also serve as landscaped plazas with native plantings and pergolas.
