New Single-Family Starts (in thousands of units)
Builder confidence in the market for newly built single-family
homes hit a milestone in June, surging to a reading of 52 on
the latest National Association of Home Builders/Wells Fargo
Housing Market Index (HMI). Any reading higher than 50
indicates that more builders view sales conditions as good than
poor. The June score marked the first time the HMI has been
above 50 since April 2006; the 8-point jump was the biggest
one-month gain since 2002. While single-family housing starts
held at a virtually unchanged pace of 599,000 units in May
versus the previous month on a year-to-year basis, each month
this year has far outpaced 2012.

The number of U.S. housing markets on
the mend rose by five to a total of 263 in
June, according to the Improving Markets
Index. The list includes cities in 49 states
and the District of Columbia. The IMI
identifies metro areas that have shown
improvement in housing permits,
employment, and house prices for at least
six consecutive months. Recent entrants
include such geographically diverse
metros as Chicago; Philadelphia; Salinas,
Calif.; Sioux City, Iowa; Topeka, Kan.;
Baton Rouge, La.; and Laredo, Texas.

A new report from the U.S. Census Bureau, the
“2012 Characteristics of New Housing,” shows that
natural gas heated 59 percent of new single-family
homes built in 2012, up from 55 percent the previous
year. A decade ago gas held a 70 percent share, but
electric homes gained share at the expense of gas until
2010, when the trend began to reverse.
