ASHRAE headquarters is a “living lab” with three separate mechanical systems. The building automation system has more than 5,000 monitored points. ASHRAE HQ Is Platinum ATLANTA—ASHRAE’s Headquarters in Atlanta has earned LEED Platinum Certification in the U.S. Green Building Council’s (USGBC) New Construction 2.2 rating system. The Society’s 31,000 ft2 (2880 m2) office building was built in 1965 and completely renovated in 2008 to create a showcase of energy efficiency and sustainability, and a “living lab” for building performance. The LEED Platinum Certification is the highest rating possible under the USGBC program. “While our first objective was to provide a healthy, comfortable and productive environment for our staff, we also wanted to set an example of what can be done to renovate existing buildings,” said ASHRAE president Gordon Holness. “Given that 75% to 80% of all existing buildings will still be around in 2030, our greatest opportunity for a sustainable future is through the upgrade and retrofit of these buildings. It is extremely gratifying to achieve the USGBC’s highest rating 12 Months Ending Current Site Energy Intensity (kBtu/ft2) ASHRAE reduced site runoff by 34%. and confirm ASHRAE’s leadership and commitment to supporting a sustainable built environment.” To qualify for Platinum Certification, ASHRAE considered energy use, heat island reduction, water efficient landscaping, material reuse, water use reduction, and more. ASHRAE addressed these issues, among others, by installing a cool, white reflective roof membrane to minimize On-Site Power Generation (kBtu/ft2) heat island effects; eliminating the need for landscaping irrigation; retaining more than 75% of the existing building structure as part of this renovation; and reducing its estimated overall annual water consumption per year by almost 50%. Additionally, the ASHRAE headquarters received bonus points for innovation and design. Specifically, ASHRAE has reduced its estimated annual energy use by more than 32.5% through enhancements to the building envelope and use of the following systems: dedicated outdoor air system (DOAS) with energy recovery, ground-source heat pumps, and mini-split systems with heat recovery. Nine out of 10 potential points were earned for this credit. Mike Vaughn, ASHRAE’s manager of research and technical services who helped guide the renovation, says that the Society discovered a lot of issues through the ongoing building commissioning process and building monitoring system that impacted the building performance. Some of the issues include faulty sensors, errors in the installation of equipment and in monitored point set-up configurations, system control interface problems, nonoptimized operating sequences and schedules, and equipment failures and leaks. “With three separate mechanical systems in the building and over 5,000 monitored points in the building automation system, this has been and continues to be a challenge to complete, particularly the time and effort it takes to resolve problems that involve multiple systems and equipment donors, given the downturn in the economy and limited resources for all concerned,” he said.
