CO2 sensors modulate the fresh outdoor rate, and a DOAS ensures each zone receives the correct amount of fresh air. Innovation. For cooling, the warehouse uses an ammonia central chiller. Natural lighting and heat recovery on the condenser side of the chiller for space heating are used. Operation and Maintenance. All refrigeration and heating systems are centralized in a mechanical room and water and glycol loops are equipped with balancing valves. All lighting control is also centralized, allowing for easy operation and automation. Cost Effectiveness. From the DOE-2 energy simulation, the energy savings are $144,896 and the simple payback is less than seven years. Environmental Impact. All plumbing fixtures are low flow, urinals are water-free and toilets are dual flush. Storm water drainage is canalized towards a constructed wetland acting as a retention reservoir. No wastewater is returned to the city. HCFC was not used. Energy Efficiency. Several energy efficiency strategies were used: HVAC, electrical system, and building envelope. Indoor Air Quality. A dedicated outside air handler operates continuously to provide 100% outside air to all occupied space during building operating hours. Innovation. The building uses several technologies, hydronic in-slab radiant heating and cooling, building integrated photovoltaics, and electrochromic glass to achieve zero net energy and zero carbon emissions. Operation and Maintenance. Ground source heat pump, building management system using DDC, reduced lighting requirements and reduced irrigation all help reduce maintenance and operation costs of the building. Cost Effectiveness. Photovoltaic panels cover the energy needs of the building saving the building $11,300 per year on energy costs as estimated from the baseline building, which leads to a 7.6 year payback on the PV system. Environmental Impact. The building location was chosen because it was on a previously developed site. No fossil fuels are used to create electricity for the building. A hybrid system was designed comprising radiant slab cooling and low level air distribution coupled to a geothermal central plant. Operation and Maintenance.
