SECond PlACE Environmental Impact. The environmental impact of the Kirsch Center is small; however, it is a model for the CCC system. Robert N. Small unitary heat pumps provide individual space temperature control and four VAV plate-type air-to-air energy recovery units pre-treat all ventilation air. Indoor Air Quality. Sensor and zone temperature controls follow heating and cooling requirements of the spaces. Innovation. An on-site pond fulfills two needs: fire protection water supply and heat/sink source for the geo-exchange field. Operation and Maintenance. Ease of accessibility and removal and/or replacement of equipment were of importance to the owners. Unitary heat pumps and their associated energy recovery units were located in one of two mechanical mezzanines. Cost Effectiveness. The mechanical systems designed were installed within the construction budget. Environmental Impact. The project received two LEED credits for diverting more than 75% of construction waste from disposal. Energy Efficiency. Energy consumption was calculated to be 63% of a standard overhead VAV system. Indoor Air Quality. A slightly positive static pressure is maintained, which helps avoid infiltration of unfiltered, unconditioned air. Innovation. The passive chilled beam application is thought to be the first of its kind in the central U.S. and the largest hybrid UFAD/chilled beam application in the country. Operation and Maintenance. No additional maintenance staff has been needed, despite over a 25% increase in the facility management firm’s portfolio square footage that resulted from bringing the building on line. Cost Effectiveness. Construction first costs were lowered by using a chilled beam mock-up and information session that educated potential bidders, leading to bids that helped keep the MEP cost below $75/ft2 ($807/m2). Environmental Impact. Electrical energy consumption is 41% less and natural gas consumption is 24% less than a similar building on campus, except for its mechanical and electrical systems. In addition, rain water recuperation will save about 62.2% potable water consumption. Operation and Maintenance. Replacement of the heated pan humidifiers with adiabatic humidifier helped reduce maintenance costs and downtime. Cost Effectiveness. For the three towers combined, work performed required an investment of $3,390,000. This translated into a simple payback of 6.4 years (when excluding operation and maintenance benefits). Energy efficiency grants amounted to $1,144,000, for a simple payback of 4.2 years. Environmental Impact. Electricity savings are more than 10,000 MWh per year, and the avoided CO2 emissions from the electric energy savings are 200 metric tons/yr. The proposed modifications resulted in reduced Energy Efficiency. The campus achieved 0.8 tons (2.8 kW) of electrical demand. Indoor Air Quality. The outside air provided by the dedicated outdoor air system is above the requirements dictated by ASHRAE Standard 62.1. 60 ASHRAE Journal cooling per 1,000 ft2 (93 m2) or 1,240 ft2/ton (115 m2/kW).
