Possible Flow Reductions
Older buildings may have replaced inefficient lighting systems and added roof insulation as part of earlier energy upgrades. The design professional should perform an accurate heating/cooling load for these older buildings to determine the actual air and water flows that are required under current conditions. If one assumes that airflows can be reduced by 20%, the following fan power savings will be seen. 60 hp × (20,000/25,000)3 = 30.72 hp (60 hp – 30.72 hp) × 746 kW per hp × 4,368 hours per year × $0.08/kWh = $7,632/year Reduction in flows can come from reduced loads, duct sealing to reduce duct leakage or decreased airflow requirements obtained by lowering the discharge air temperature. The basic tenants of technical retrocommissioning can be applied to any building. Older buildings provide extra opportunities to reduce flows, reduce pressure losses, install improved control sequences and install energy efficient VFDs to improve both comfort and energy use. Because many parts of the existing duct and piping systems can remain in place, the retrocommissioning process can be

performed with minimal disruption to the buildings occupants when compared to a complete gut demo and replacement project. A 20,000 ft2 (1858 m2) building, with 30 terminal boxes could be completed in less than six months from the start of on-site work. Cost savings for these types of conversions can produce paybacks in the three to five year timeframe. Our firm can typically obtain savings in the 20% to 30% range by fine-tuning existing VAV systems by removing restrictions, lowering flows and fine-tuning sequences. When systems similar to the above examples and energy costs are retrofitted, savings can approach 50% of the higher range in energy savings. Energy savings in the $0.75 to $2.00 per square foot can be expected. Perhaps just as importantly, comfort levels can and will improve significantly by fine-tuning control sequences and verifying that actually work. Actual savings are dependent on the actual amount of flow and pressure reduction that is able to be obtained. Costs obviously vary by the complexity of the job, local wage rates and the ease of access to areas requiring modifications. This retrocommissioning process is a natural market for companies who service these types of systems. It can also be a market for the engineering firm that originally designed these systems.
