In Nonresidential Building
WASHINGTON-If you had a good 2013, you
can expect an even better 2014.
Bernard Markstein, chief U.S. econo-
mist for Reed Construction Data, is
predicting 7.1% growth in nonresidential
building construction. The
growth, he said, will be most
evident in health care, manufacturing,
lodging, commercial
and retail. These sectors represent
about 66% of the nonresidential
building market.
"One of the positives is the
(federal) budget deal and the roll back
of the sequester," said Markstein. "This
will help confidence. We're not out of the
woods yet but if you remove obstacles,
things should improve."

in the residential market, which is

This, he said, will help drive commercial
development, school construction
and more.
"We've gotten rid of excess
(single-family) supply for the
most part. Home equity is rising
and the population continues to
grow," he said. "The key to all of
this is employment. As employment
increases, you are going to
see residential growth."
AS FORnonresidential sectors,
offices and commercial (retail) are
expected to both grow 8.6%. They represent
about 30% of the nonresidential
building construction market.

employee has been dropping over
the last years. This has a lot to do with
telecommuting and technology. But
business is growing and companies
are relocating near their workforces,
expanding and renovating. Some
companies are starting to see value
in face-to-face interaction and need
space for telecommuters to come in a
few times a week.
Commercial, he said, usually follows
housing growth by 12 to 18 months.
The growth is largely in companies
that offer "things that you can't get on
the Internet," such as restaurants, hair
salons, and grocery and clothing stores.
OTHER SECTORS and prospects
are:
Health Care represents about 14%
of the nonresidential market and is
projected to grow 10.8%. Markstein
said the Affordable Health Care Act
means more people will have insurance.
That will increase demand for
health care services, competition
among providers and pressure from
insurers to hold down costs.
Some of the growth, he said, will
come from larger hospitals that are
opening satellite locations in the suburbs
to be closer to customers.
Manufacturing has been a success
story, growing 18.1% in 2012 and 3.8% in
2013. Markstein expects 9.9% growth in
2014. The sector represents about 17% of
the nonresidential market.

Other features include:
* Heat recovery from the IT
systems that will also help
to heat the building;
* Low energy LED lighting
and systems;
* Greywater and rainwater
for toilet flushing and irrigation.
