limited by the geothermal heat recovery heat pumps.
The restaurant and kindergarten used traditional
diffusion because of certain factors such as the kids
could insert toys into a floor diffuser, a supply of 62°F
(17°C) may be too low for young children/infants, a
ceiling diffuser facilitates floor cleaning, and it would
be inconvenient and inappropriate in the restaurant
area.
When comparing ventilation rates while considering space usage, it was demonstrated that the installed
airflow exceeds ASHRAE Standard 62.1 at normal occupancy density.
In many areas, occupancy and light sensors are
installed in combination with scheduled programming
to reduce lighting energy consumption by maximizing
the amount of natural lighting.
The atrium, where the occupation is short-term, was
designed in such a way that it is not required to condition the space. In the event of a temperature rise (summer), the volume can be refreshed through opened
windows and motorized dampers located at the top and
bottom to create air movement similar to a stack effect.
The heat extracted from the atrium does not have to
be mechanically conditioned. Motorized blinds and a
sophisticated solar detection system reduce heat gain in
the summer via the building management system.
The atrium also contains a special feature: a 430 ft2
(40 m2) living wall, which extends over five floors (65
ft [20 m] high) that humidifies and purifies the air in
a healthy and natural manner. The living wall acts as a
filter media, humidifier, decontaminant, an acoustical attenuator, and also improves overall aesthetics and

ambiance. Careful considerations were made in the
choice of plants and lighting fixtures type in order to
promote photosynthesis. Return air is sent to the atrium
to be naturally pre-heated and pre-humidify before
being returned to the HVAC system.
From an electrical perspective, several innovative features have been introduced. The building has a direct
connection to the main electrical provider. Its capacity
is limited to 500 amps. This constraint minimizes the
number of equipment connection and prevents the
installation of an outdoor transformer base or larger
equipment, which would take up valuable building
space, and costly installation. According to calculations
based on Local Building Code, the electrical distribution system should have required a capacity of 770 amps
with an input of 800 amps. Therefore, the building uses
a sophisticated and orchestrated load shedding strategy
while maintaining continuous monitoring. No emergency power generator was installed, which reduced
capital costs, free up valuable floor space and reduced
maintenance. In case of failure, the operation of equipment such as lighting is provided by batteries (minimum code).
The mechanical and electrical systems also include the
following additional strategies:
* Heat is recovered from cold room and freezer
compressors and transferred into the heating
system to preheat domestic hot water and space
heating.
* Building height was limited according to city potable water pressure available to prevent the installation of a fire booster pump.
* Water, electricity and energy meters are installed
to monitor real-time consumption. Main electrical
entrance is equipped with a measurement device
and power factor controls.
* Overall reduction of 20% in lighting power density (0.65 W/ft2 [7 W/m2], T5 devices operating
in direct mode and indirect mode). LED, T5 and
