High Performing Buildings - Spring 2009 - (Page 7) casE sTuDy TWo harBors high school Remedy T wo Harbors is located along the north shore of Lake Superior about 30 miles northeast of Duluth, Minn. The region is mostly forested with some steel and iron industrial pockets. The dropping student population places the available resources to operate a school system under pressure from all sides. The Lake Superior School District covers 2,137 square miles of this region, serving 1,600 students. Design conditions in Duluth include –20°F heating dry bulb (with a –42°F, 50-year extreme), a 14°F–20°F daily range, 9,742 (base 65) heating degree days, and 189 (base 65) cooling degree days. The existing high school in Two Harbors was built in 1935. The building was a classic example of company town-era design, with marble and stone wainscotings, terrazzo floors, and a state-of-the-art coal-fired steam heating system with classroom unit ventilators. Little in the way of major mechanical work occurred through the years other than conversion to natural gas and reductions in outdoor air and window sizes performed in the 1970s. With the aging of the systems came problems with failing steam traps, noisy fan motors, room overheating and unit ventilators freezing in the colder months.
