Left Green Square North Tower’s efficient façade and trigeneration system are primarily responsible for the building’s five star NABERS Energy rating. The Queensland building is owned and operated by ISPT. to normalize for climate and hours of occupancy helped determine the energy efficiency range of existing buildings. Simply dividing this scale into five star bands provided a rational scaling. industry feedback after a pilot scheme showed a strong desire for a finer scale because the single-star bands were perceived to not provide a fine enough discrimination of properties. The range was modified to allow for half star increments. A sample of the scaling for base buildings is given in Table 1. Clearly, a great diversity exists in the performance of office buildings, even though they serve a similar purpose. For comparative purposes, a five-star, all electric Sydney base building will have a maximum energy use intensity of 91 kWh/m2 · yr (8.45 kWh/ft2 · yr) or 327 MJ/ m2 · yr (29 kBtu/ft2 · yr). An average 2.5-star building could use up to 192 kWh/m2 · yr (17.84 kWh/ft2 · yr). While anyone can use the online NABERS tool to rate a property (try it at www.nabers.com.au), only trained assessors may conduct a formal rating and submit it to the relevant government agency for award of the rating. The rating inputs are designed to provide an auditable paper trail – and a measurement protocol available on the Web site demystifies rating 1 1.5 2 2.5 3 3.5 4 4.5 5 Victoria 225 209 194 178 163 147 132 116 101 66 HigH Performing Buildings fa l l 2 0 1 0 http://www.nabers.com.au
