Environmental Design + Construction - November 2008 - (Page 22) NEWSLINE Chicago Federal Building Receives LEED Certification CHICAGO — The U.S. General Service Administration’s (GSA) Chicago Federal Building has received LEED for Commercial Interiors certification by the U.S. Green Building Council. The certification covers the $67 million renovation of the first five floors and a portion of the lower level of the 10-story building. “GSA has a very strong national sustainable design program,” said Jim Lyman, project manager with HDR. “They require every new building and significant renovation to become LEED certified. Their commitment to sustainable solutions greatly assisted the design team in clearing the hurdles leading to certification.” The 240,000-square-foot renovation, which was completed in March 2007, was designed by the Clark Street Design Group, a joint venture comprised of HDR Architecture, Inc., Syska Hennessy Group and Neumann/Smith and Associates. Constructed in 1911, the building fills the entire block at 536 South Clark Street in Chicago’s South Loop area. Renovating a historic building always has its unique issues, but renovating such a building to meet sustainable-design standards is even more challenging. When the building was originally constructed, it featured exposed concrete ceilings, columns and beams, creating an archetypal industrial loft-style interior. After the building was purchased in 1952, suspended lay-in ceilings, a conventional overhead-duct HVAC system, and recessed fluorescent lighting were installed. As part of the current renovation, many changes were needed to meet GSA’s sustainable requirements and to restore the building to its original loft character. Along with an underfloor air distribution system, all energy efficiency measures used on the project were evaluated based on a whole building energy simulation and were proven to be cost effective over a 10-year life cycle. These measures included air-to-air total energy recovery, reconfiguration of the chilled water system into a true primary-secondary pumping system, and installation of high-efficiency pump motors THE U.S. GSA CHICAGO FEDERAL BUILDING HAS EARNED LEED FOR and variable frequency drives on major COMMERCIAL INTERIORS CERTIFICATION. mechanical systems. Collaborative, Real-time Design at Ecobuild Fall and AEC-ST Fall WASHINGTON, D.C. — BIMstorm (BIM=Building Information Modeling) is a real-time, Web-based, 3-D design system that allows for global communication around our built environment. It relies on a platform of Web-enabled software that integrates with other software through open standards, communicating with each other to design everything from a site plan to a budget. BIMstorm links buildings to locations on the earth to more accurately simulate and make decisions that will drive down the impact of buildings on the environment. Before any construction starts, it is proven that up to 30 percent of time and effort is wasted. BIMstorm allows for more efficient communication in a more sustainable way to increase productivity. Kimon Onuma, FAIA, Onuma, Inc., will host an on-site BIMstorm at Ecobuild Fall and AEC-ST Fall on Dec. 10, 2008, from 10:00 am to 11:00 am. The BIMstorm on-site at Ecobuild Fall & AEC-ST Fall will be a continuation of an Alexandria, Va., BIMstorm that took place in September 2008. The Alexandria, Va., project is the first Base Realignment and Closure (BRAC) project that is not on a military base, and will address issues of security and sustainability. Ecobuild Fall & AEC-ST Fall participants will be able to be part of this. For more information, visit www.onuma.com/services/ bimstorm.php and www.aececobuildfall.com.
