T oday’s accelerated business environment increases the challenge between the business unit’s (BU) demand for value and real estate’s ability to nimbly respond with optimal solutions. To meet those challenges, the real estate industry has begun to utilize analytics to model scenarios and provide decision support. Traditional analytical tools, while valuable, don’t address many of the issues unique to real estate assets. An approach is needed to incorporate all relevant data sets in the decision making process, and then to leverage technology to quickly model alternatives. Value creation by developing real time, optimized solutions has become a key differentiator of real estate organizations in a corporate environment. the mosaic proGram Confronted with this challenge, Sprint Enterprise Real Estate (ERE) developed and implemented the Mosaic Program. Like a mosaic that is made up of many separate pieces which creates a unified whole, a methodology was needed to interpret hundreds of different data points into a single, holistic, enterprise wide optimization strategy. The Mosaic program is a methodology for developing optimal real estate solutions by simultaneously creating strategy at three different levels: 1) Space, 2) Portfolio, and; 3) Market. Mosaic leverages the real estate organization’s “balcony view” of the 2 0 0 8 the le ade r enterprise by optimizing and leveraging across all asset classes (retail, office, call center, etc.) and all business strategies. In the implementation of this methodology, Mosaic extends the capabilities of traditional analytics by making spatial analytics the cornerstone of its technological capabilities. Multiple off-theshelf technologies are employed within the Mosaic program. However, the critical value is sharing and leveraging information among the systems as well as developing rich human capital to ensure propagation of knowledge.
