We placed ourselves in the world of 2010 and beyond as part of our soon-to-be-published State of the Industry Report. What’s happening now will shape things to come. How over the edge might be the long-term outcomes for corporate real estate? After all, the CoRE 2010 sense of “rampant change” means anything is possible. Today’s free agents are tomorrow’s change agents. Here are a few scenarios to envision in key change areas including sustainability, talent, workplace, technology and portfolio optimization. n An unforeseen spin on infrastructure integration makes corporate real estate (CRE) executives less “Solutions Integrators” and more “Life Cycle Asset” managers. Energy use, carbon emissions and other sustainability issues become the wedge for CRE partnering with HR, IT, the business units and even service providers. n wide spread, as is the broader practice of sustainability across the CRE supply chain and through products, practices and policies – the alternative version of people, planet and profit. n n One reason life cycle asset management will be more integral are the higher levels of value and lower costs of occupancy from a 3BL perspective. These will add another dimension to the portfolio optimization formula. The actual use of 3BL accounting on the corporate balance sheet is now Government regulation of energy use, carbon reduction and green buildings is as pervasive in the United State as it’s become in Australia, Canada and Europe. While regulation at the state and local levels in the U.S. had always been a factor, the federal government increases its “top down” influence. The ferocity of globalization and persistence of outsourcing drive the service provider consolidation trend to the point where there is largely a “Big 4” of the global real estate and workplace services industry. Companies opt for more flexibility by increasing remote work and mobility, at the same time choosing to build or lease no new space with the resulting decreased need for real estate. The notion of work environments over work places finally hits home, if not for reasons of innovation and agility, then from the unrelenting pressure of cost reduction.
