real e stat e MaNaGeMeNt Efficient & Effective: Manpower Consolidates Real Estate & Project Management with One Provider By JeNNifer dettMaN aNd laNce tappa O ver the life of our sixyear relationship with Johnson Controls, Manpower has enjoyed savings of more than $15 million. But this relationship has accomplished much more than what can be measured in dollars – working together we’ve created smarter, more efficient spaces that save operations and maintenance costs and also promote Manpower’s leadership in the employment services industry. In 2001, Manpower’s network of corporate-owned field offices located throughout the United States and Canada was generally responsible for managing its own real estate projects and operations with support from corporate shared services. We knew there had to be a more efficient, cost effective way to manage our operations. Furthermore, we didn’t want our field representatives burdened with managing construction, developing real estate strategies or handling procurement. We wanted them freed up to focus on creating and delivering services that enable our clients to win in the changing world of work. We realized that centralizing our real estate and project management functions with a single, trusted service provider would help achieve this goal. Also, a centralized management approach would have the added benefit of reducing overhead costs associated with these functions. We selected Johnson Controls to handle the real estate, leasing, and soon thereafter, design and construction for our field offices. With Johnson Controls assuming responsibility for the bidding process and procurement of real estate, we had a team of seasoned experts responsible for acquiring real estate and designing space in accordance with Manpower’s strategic local and regional market goals. Johnson Controls’ integrated delivery method ensured that the real estate and project management functions worked hand in hand to achieve our objectives. A lease database manager was put in place to ensure that all incoming invoices were accurate and paid on time. Johnson Controls also hired a technical document advisor to review and approve leases. All of this helped us manage and mitigate our risk while reducing costs. Previously, our branch landlords handled design and construction, leaving us with little centralized control, no consistency among offices and the risk of unexpected costs and budget overruns.
