Motorola views real estate as a key competitive differentiator and a source of competitive advantage in its industry. The guiding principle for Motorola’s portfolio management is to “architect locally, distribute globally.” This is manifested in centralized leadership from Bovee’s group combined with regional management and a local delivery model. The Future of Work at Capital One Joel Ratekin, Director of Workplace Strategy at Capital One, shared Capital One’s innovative program to deploy workplace solutions at the firm. Ratekin explained that Capital One sees three drivers that are defining the evolution of work and workspace in the future: business complexity, workforce needs and emerging enabling technology. The shifting nature of organizational work structures from monolithic to Line of Business-centric to a networked, diversified organizational structure all point to the need for different workplace strategies. Mid-Atlantic Discovery Forum Host: Herman Miller Networking Host: Mid-Atlantic Chapter Beyond Green: Greening the Government The U.S. General Services Administration (GSA) recently adopted LEED certification as a standard for all new federal facilities. Kevin Kampschroer, Director, Research & Expert Services gave a presentation on this significant policy shift. Kampschroer strongly implied that sound workplace design and practice is a form of sustainability that links to many other issues, including the recruitment and retention of talent. “A better working environment is one of the top six factors in (job seekers) deciding on competing job offers,” he related. Wachovia Women and Minority Supplier Diversity Initiative Wachovia is “the first major corporation to use corporate real estate as a lever for diversity in the supply chain,” claimed Leann Simmons, Vice President, Supplier Diversity. It’s a “massive opportunity for the bank to interact with its customers,” and to effectively leverage its required responses to the Community Reinvestment Act, Simmons added. The resulting focus is the hiring of certified Minority and Women-owned Business Enterprises, more commonly known as “MWBE’s,” as outside contractors delivering products and services across the Wachovia real estate supply chain in everything ranging from transactions to facility management, or project management to landscaping. Boston Discovery Forum Host: Goulston & Storrs, P.C. Sponsor: Cushman & Wakefield Networking Host: CRESA Partners Pitney Bowes Workplace Transformation Maureen Fahy, Vice President, Corporate Real Estate for Pitney Bowes, and Jim Ryan, Manager, Special Projects, for Pitney Bowes gave a presentation on how proactive change management can help sway internal support for and use of a redesigned working environment. Sprint Nextel Mosaic Presentation Sprint Nextel National Portfolio Strategy Manager Charemon Tovar, MCR, shared an in-depth summary of the $35-billion company’s MOSAIC platform. The main objective, Tovar outlined, is “bringing greater value to the enterprise” and echoes the mantra of many CRE operations that have been elevated from transactional to strategic status inside their enterprises.
