While a certain level of academic competence is necessary to do our jobs, personal qualities such as initiative, empathy, and adaptability, separate star performers from mediocre employees. Leasing interactions, employee issues, resident matters, and leadership are just a few areas of the property management industry that are impacted by our ability to use Emotional Intelligence. Become a star performer by improving your EQ skills. You’ll be able to develop an understanding of Emotional Intelligence dimensions, and learn how to recognize your own emotions, how your emotions drive your behaviors, and how those behaviors impact others in both your professional and personal life. Presenters: Susan Sherfield and Christopher Reed, Mercy Housing The Real “Blended Learning” Advantage— HR Worthy or Worthless? With the huge influx of online training, this methodology for education has received push back from some on-site team members who have not embraced this new way of learning. Some of the challenges include lack of time, comfort level with technology, supervisor support, and buy-in or understanding of the benefit (WIIFM) to their jobs. The most disturbing myth today is that while American industries annually spend up to $100 billion on training and development, not more than 10% of these expenditures actually result in transfer to the job. How can we increase our own team’s chances for success and answer the question of worthy or worthless? This session will identify blended learning approaches and the potential impact on performance improvement through the use of various methodologies, including online, classroom-based instruction, and formalized or informal on-the-job solutions. You will leave this session with ready-to-implement tools and resources to use upon return to your workplace. Improving Rents with Green Apartment Units GRN According to a 2011 survey, apartment renters would be willing to pay more to live in green apartment units. On average, renters would be willing to pay an additional 10% for an apartment with basic green amenities, including low-flow shower heads, programmable thermostats, and CFLs. Renters would be willing to pay an additional 15% for a deluxe green apartment that includes ENERGY STAR appliances. Learn what green attributes residents value the most, why residents want green apartment units, what you can do in your area to make your apartment complex greener, how to forecast demand for your upgraded green units, and who to market these green units to. Participants will be able to identify what upgrades are necessary to create what the survey population defines as basic green and deluxe green apartment units, how to realistically forecast demand for these apartment units based on the targeted green up-charge the property is hoping to achieve, how to forecast utility savings that residents will achieve by upgrading to green apartment units, and how to articulate the value of green to residents, owners, and property managers.
