Throughout the last few years, we have continued to witness unprecedented uncertainty in occupancy statistics, acceleration of available leasing opportunities for residents, bombardment of new marketing methodologies, as well as financial institution and vendor turbulence; yet—in a paradoxical way—a positive trend in rental rates and occupancy in most U.S. markets. Looking forward, the multifamily real estate world is left pondering how to reconcile the immediate past with an undefined future. This is especially true for the role of the portfolio supervisor and community manager, who must maintain a high level of asset management diligence in order to effectively address the issues of this variable market. This session provides a unique opportunity to hear directly from the owner and asset manager’s perspectives on the asset management issues that affect a multifamily asset investment strategy. These issues include risk and financial management along with an in-depth understanding of an asset’s evaluation and performance. With the portfolio supervisors’ oversight and guidance, coupled with the community manager’s presence on the front line in a collaborative approach, the entire property management interdisciplinary team can be engaged in a more cross-functional, real time, systematic methodology to provide top-level asset management to the multifamily asset. It is through this alignment of services and management disciplines that the community’s full value can be maintained and dynamic growth can occur. SpEAkERS: Gary Hofstetter, New Boston Management Services, Inc; Edward Gelles, Rappaport, Aserkoff and Gelles; Raymond van Beveren, TVO North America; and Cindy Clare, Kettler Management HR Engaging a Multi-Generational Workforce—A Strategic Framework for Success As the economy slowly recovers and employers continue to rebound, there will be an increased focus on the need to integrate talent management processes. Improvement to these processes will be discussed in order to respond to the changes occurring within the workforce. These trends include the increased number of contract workers, the concern over top performers leaving their positions for better opportunities elsewhere, the impatience of the highly motivated Gen Y worker, and the increasing numbers of baby boomers exiting the workforce. Attendees will be exposed to employment trends and recommendations for attracting top tier talent and introduced to a strategic framework that can facilitate integration among cross-functional teams. Learn successful practices regarding attracting, selecting, engaging, developing, and retaining talent. Gain valuable information from findings of a nationwide survey of multifamily housing owner operators and their preferences in addition to the top 10 drivers of engagement.
