specialties REAL ESTATE Those who specialize in real estate transactions advise their clients on tax issues, financing issues and even environmental issues. Attorneys who specialize in land use often focus on the regulatory aspects of real estate projects. They must be familiar with federal, state and local regulations that may affect a particular project. Lawyers who specialize in real estate transactions report that they spend much of their time drafting and reviewing documents, counseling clients and negotiating terms for the transactions on which they are working. They like the fact that the projects they work on have tangible results. It is important for real estate lawyers to be detail-oriented and have strong negotiation skills. It is recommended that students interested in the field take classes such as corporations, negotiations, legal drafting, environmental law and secured transactions. Another way to get involved in the field early on is to become active in national, state or local bar associations. Bar associations generally allow law students to join for a nominal fee, and students are welcome to attend most of their programs. If interested in commercial real estate, consider applying at firms with a real estate department. If interested in residential real estate, consider working for a general practitioner. Clerking for an attorney who has experience in this type of work will help determine whether it’s the kind of work for you. It will also help build confidence, attorneys say.
