Distinctive Homes Magazine - Boston - Volume 4 Issue 2 - (Page 19) all Renew your home with Staging Redesign Color Why be "For Sale" when you can be "Sold!"™ all is all about color. With the right colors you can make your home more appealing to prospective buyers! Neutralizing a color scheme is very important when your home is on the market . It allows the buyers to come in and assess the true features of a property instead of wasting time focusing on a color they may not like. You can neutralize the color scheme and create an appealing impression for the buyer with some tips and tricks – and you won’t have to paint the entire room or change the carpet! We had a wonderful client in Andover whose guest room was painted orange – hmmm – what should we do? Since this was a guest room, we needed to so en the space – and create a sanctuary. We replaced the blue comforter and window treatments with neutral o white bedding and accessories. is so ened the orange and highlighted the hardwood oors – and evoked a feeling of comfort. Another client in California had a child’s bedroom lled with lots of orange – in this case the bedroom of a child has plenty of energy to handle orange walls. We brought in a blue comforter (I know what you're thinking, no, not the one from Andover!) and pumped up the space with more vibrant colors – this created balance. e home was sold the following weekend! So if you need your house to sell in this Fall market, be sure to remember these handy tips: lirt - Let your house irt with the Buyer. You want your home looking fabulous! Buyers are only in the house for 10 minutes – sometimes less! Make your home appealing and the buyer will linger! for olor Did you know that yellow houses sell faster than other houses? According to the National Assn of Realtors (NAR) all things being equal – 2 houses with the same style, condition and price and in the same neighborhood – the yellow house will sell faster! Why? Buyers are looking for a comfort zone and yellow evokes a feeling of warmth and comfort! When you buy a house it is all about emotion and color evokes emotions! Color is very powerful! What color is your front door? If you want more buyers looking at your house, you should consider painting the door one of the many beautiful shades of red which harmonize with your home’s exterior. A red front door is considered good luck according to feng shui practitioners. It is said to confer power and protection and will boost your home’s energy factor – a great way to attract those buyers! When you put your home on the market you have to consider how the colors inside your home will impact the buyer. e number one question we get from homeowners when staging is: “Do we have to paint?” It can be quite expensive to change color in a home, particularly if the color is tied to an expensive feature in the home such as carpeting or kitchen counters. cknowledge - Take a good look at your home. Acknowledge and recognize what has to be done to get your house ready for sale. If you don’t acknowledge it – the buyer will and make you pay for it with a lower priced o er. ight - No matter how light and bright your home – amp up the wattage in all your lights and xtures. Raise the shades and blinds and pull back those curtains! Buyers love the light! asting mpressions – You only have one chance to make a good impression – make it a great one that will stand out in the Buyer’s mind as they look at your competition! I am happy to consult with realtors and home sellers alike. In this market, you need to consider every angle if you want your home to sell quickly.
