Distinctive Homes Magazine - Boston - Volume 4 Issue 2 - (Page 7) Each month, we get hundreds of questions from home buyers and sellers regarding di erent aspects on the buying month and selling process. We’ve asked Lillian Montalto, the Broker/Owner of Lillian Montalto Signature Properties to eld some of these questions, as her experience and Real Estate market knowledge has made her one of the most successful boutique real estate brokers in the country! Q: Can you please give me som advise? I want to have an open house but don’t want my nosy neighbors coming in. Is there anything I can do to prevent this? A: Neighbors are extremely important to Open Houses. I make it a point to call the neighbors to personally invite them, their friends and relatives. Being proactive in this market is crucial to nding a buyer and who better to assist you than a neighbor that already loves the area and may have a friend that has been waiting for a home to come up for sale in their neighborhood. I like to make the neighbors feel special by calling and/or sending a written invitation so that they have rst hand information of the home’s availability to preview. Q: We want to move to a bigger house. While everyone says it’s a good time to buy - we still have to sell, what should we do? A: It is a great time to move up because there has never been so much inventory to choose from, the interest rates still remain at near-record lows and the prices are lower than they have been in 10 years. You should aggressively place your home on the market to sell. If you have a home to sell when you stumble upon “the home of your dreams”, your negotiating power will dramatically lessen. By selling rst and having the money in your pocket, you will be in a great position to write a clean, desirable o er. Q: I went online and saw so many moving companies. When I started to call them, the companies who answered weren’t the companies that advertised. What is happening? A: I am going to defer this question to someone who specializes in the industry. Jon Rapp, General Manager of Graebel New England Movers, Inc., answers, “More than 40 million Americans move each year. Selecting a mover shouldn’t be a 15-minute decision. A er all, you’re entrusting someone with your family heirlooms, and possessions you’ve collected over a lifetime. at’s why, it is important for the consumer to carefully check each mover, such as number of years in the business and complaint history with the Better Business Bureau, because longevity and low claims shows the mover knows how to treat customers, and is not a rogue mover. If storage may be necessary, visit the mover’s warehouse beforehand to ensure facilities are in good condition or exist. is see-for-yourself step can also help avoid doing business with a rogue mover. Just about anyone can build a great website, but that doesn’t mean that the company can provide professional moving services, or is licensed or insured. Consumers should use great caution when using the Internet to source a moving company.” Q: Why do I need a real estate attorney if I am buying a home? A: I think the answer to this question is best le up to a legal professional. I’ve asked Bill Dalton, a principal at Dalton & Finegold, LLP in Andover to give us some insight. Bill says, “ e process of buying a home, condominium, or land should be a smooth and painless transaction. Utilizing the services of a real estate attorney to help guide you through this process can assure you of a straightforward transaction. From the o er to purchase and purchase and sales agreement, right through to the closing table, a real estate attorney can help you avoid pitfalls, and guide you through any challenges that may arise.” Remember, these documents are legal, binding agreements with hundreds of thousands of dollars at stake. You should never take legal matters lightly.
