Lofts in the five-story brick building will range from 1,100-sq.-foot studios to 1,671 sq.foot 2-bedroom residences. the 2,372 sq-foot penthouses are surrounded with 15-foot windows opening to private outdoor balconies that provide 360-degree views of the city, mountains, and the cathedral. Penthouse residents will be served by a private elevator. currently penthouses are priced from $1.2 million and the smallest studio unit is priced from the mid-$300’s. all second-floor units open to the amenities deck with the outdoor pool and a separate structure for Homeowners’ association meetings, parties or receptions for the residents. the remaining condo residences will be priced according to view orientation, location in the building, and size. units on the west and east side of the building have dramatic 18-foot, steel-and-glass curtain walls providing overwhelming urban views. “Interior finishes and amenities are selected from the finest-quality material available,” said Melissa Black. dunn said that parking was one of the hurdles to overcome. under the new concept, 34 spaces are provided for residents in the lower level of the building. Every resident will have a space in that lower level. an adjacent high-security parking structure, owned by the developer, will accommodate 60 additional cars. during busy hours, full-time valet parking will accommodate both restaurant guests and residents. dunn and the designer have been kicking around an idea to build a glass bridge over Jackson street, so that residents can go directly to the adjacent parking garage without crossing the street. during summertime, the bridge would be air-conditioned. the changes have been dramatic. “we took what we had and made it better,” said dunn, who is no amateur when it comes to major development. His projects in california range from the La Jolla cancer Research Foundation and the carmel Highlands Resort & conference center. the new association of LeBeau, Heibretter and dunn has raised the bar for downtown urban development and taken it to a new level.
