Arizona Golf Real Estate Here in Arizona, golf has long been associated with real estate development. If you look at the greater Phoenix developments, almost ever y one of them has had a golf presence. Starting with Sun City’s Del Webb in the 1960’s, Fountain Hills and Scottsdale’s McCormick Ranch in the 1970’s, then followed by L yle Anderson’s Desert Mountain and Desert Highlands in the 1980’s. Then the golf communities snow-balled in the 1990’s to what it is today. These different but numerous golf communities come in four different flavors: private communities (ie Fire Rock, Silver Leaf, Desert Highland); to the high-end daily fee’s like SunRidge Canyon, Troon North, Legend Trail, to the middle to lower daily fee’s like Green Valley, Johnson Ranch and Augusta Ranch; to private senior 55+ golf communities, like Sun City West, Desert Mountain, Rio & Tonto Verde communities. Each have something different and unique to offer. Last year I had the privilege of playing Seven Canyons Country Club in Sedona. Designed by Tom Weiskopf, Seven Canyons was like I died and went to Golf Heaven. When we showed up for our tee times, we were assigned a “fore-caddie.” After a few holes, this fore-caddie was now named “Steve”, especially after he helped me find an errant drive and helped my wife with local knowledge on a few short putts. By the turn, I was asking Mr. Steve if he wanted fries with that burger. I was impressed with Steve’s knowledge of the game, his enthusiasm, and how he wanted my wife & I to have our best golfing day ever. . We tipped Mr. Steve very well that day. I realized Mr. Steve’s trademark was service. The same can be true in selecting a golf real estate ‘ sales guy.’ Sales people are often ‘ pushy’ and if you don’t buy by the 3rd house, they’re on to the next buyer. Arizona’s current real estate market is hurting, but with the baby boomers approaching retirement, and as long as it rains in Seattle or snows in Chicago, our real estate market will always rebound. When we talk, I’m not only going to ask you what your is budget, but also, what is your lifestyle. Arizona is all about lifestyle choices. Do you have special circumstances? Do you need to be close to medical facilities? Do you never want to see a neighbor? It’s all about what you want. My job is not only to show you the right property, but to protect your interests. You FE3 might not be knowledgable of Arizona’s ‘ local knowledge’ - why one community might appreciate more than another; why one school district is better than another, why one investment might be better than another. It is definitely a buyer’s market here in Arizona currently and I imagine it will stay that way in the foreseeable future. Home builders are offering tremendous incentives $50,000 to $100,000 off new construction. Investors who bought too high are losing their properties to foreclosure. So are the poor folks who got caught up in sub-prime loans. So, if you are interested in Arizona property, there is no better time to buy than now.
