Backstory: Savannah, known for its historic architecture, is now undergoing a renaissance partially led by boutique-style hotels. The Cotton Sail Hotel (housed in a 19th-century cotton warehouse) and Kimpton's the Brice (occupying a circa-1860s building and designed by New York-based Busta Studio) opened in the historic district in 2014, helping to pave the way for a new generation of development in the city, which saw nearly 13.5 million visitors that year, according to the Savannah Area Chamber of Commerce. Combined with easy driving access for a large percentage of the U.S. population, its beauty and affordability helped the city bounce back quickly from the financial crisis, says Jim Schrim, senior vice president of real estate for RB Hotel Development, the construction and development arm of investment platform Rockbridge. The relatively small Georgia city currently has 11 more hotels with 1,544 rooms either under construction or in the pipeline, according to Lodging Econometrics. Highlights: The time was right, Schrim says, for Rockbridge to develop a yet-to-be-named 173-room casual luxury offering on the west end of River Street, with rooms and public spaces by Atlanta-based FODA Design and F&B (including a rooftop bar) by Parts and Labor- the New York firm behind the Grey restaurant, which opened in Savannah last year. "We saw an opportunity to paint on the last bare piece of canvas in the historic district," Schrim explains. The location, once a bottling plant and formerly a motel, also fits into the city's plan for redevelopment of the area-a partnership with Rockbridge will build a grand public staircase practically from the front door of the hotel to the Savannah River. Kessler Collection president and CEO Richard Kessler, a Savannah native with several other properties in the historic district, has a massive development planned for River Street's west end. The Riverside Power Plant adaptive reuse project, which starts construction this spring, will be a 4.5 acre mixed-use property complete with retail, numerous F&B outlets, and a 419room JW Marriott spanning three buildings. "When this site became available, I immediately went after the acquisition," says Kessler. "I've never, in all my years of real estate, seen a site with as much potential." While the company will mostly handle design in house, it's working with locally based architecture firm Sottile & Sottile and New Orleans' Campo Architects. Also planned for West Bay Street this spring: a Hotel Indigo from IHG, designed by CJMW Architecture in North Carolina and locally based Greenline Architecture. 088 January/February 2016 hospitalitydesign.com 3.
