Creating alignment between business and real estate strategy forms the core of her work, as she has consulted with clients throughout the U.S., Canada and Europe to develop portfolio optimization strategies, select appropriate sites for expansion and dispose of surplus properties and land. She also has advised on portfolio planning for such clients as General Motors, Pfizer, Merck and Washington Mutual. Mackay said she is proud of her work on CB Richard Ellis’ Portfolio IQ, a real estate portfolio optimization platform that aims to come up with best practices for expense management solutions and real estate arbitrage.The platform has a Web-based portal that takes clients’ portfolios and drives better value into them through, for example, cost reduction and revenue enhancement. By running an expense management program, it helps structure flexibility into the asset class, she explained. The platform is widely used by the firm’s managers. “To date we’ve trained well over 1,000 of our portfolio managers,” she added. Delivering to the customer, however, is what drives Mackay. “What I’m very passionate about is shifting our business models to become more customer-centric,” she said. “I’d love to play a leadership role in that paradigm shift.” She expects activity in the real estate markets to continue to grow, but the trick is to look outside the market to innovation and technological developments. “I most admire companies that have the ability to adapt and innovate,” she noted, pointing to Apple as an example. Mackay is a member of the San Francisco Planning and Urban Research Association and Commercial Real Estate Women, of which she is a past president. She also has been a guest lecturer at Harvard University’s Graduate School of Design and served as a course instructor for the California Redevelopment Association.
