Newland Communities develops communities from coast to coast
for every kind of family. "Every community that Newland creates
has one thing that's the same: It starts with the people who will live
there,"Vice President of Operations Gary Scola says. "We do an extensive amount of market research to figure the correct products
and amenities for each community."
For more than four decades, the San Diego-based company has
been building communities across the country. Newland says it is the
largest private developer of planned residential and urban mixed-use
communities in the United States and prides itself on diversity.
Newland has offices throughout the country and is developing
communities in 14 states. "Newland has been successful because
we have created a portfolio of communities with geographic diversity and a range of homes and amenities for all different types of
families," the company says.
With every new development, Newland prides itself on becoming part of the community. "Most master-planned community
projects require us to be in the area for eight to 10 years," Scola
notes. "So, we try to partner with the county, schools, charitable
organizations and become an integral part of the community."

Embrey Mill is, perhaps, one of Newland's most successful communities. In 2012, Newland began building Embrey Mill, a mixed-use
community west of Interstate 95 in North Stafford,Va., in the Washington, D.C., metro area. More than one-third of the 831-acre community will follow the land's natural topography to create visible,
accessible and usable spaces throughout the community. The livable
home designs and thoughtfully designed community amenities were
envisioned as a respite at the end of a long commute.
"Embrey Mill is less than 30 miles from The Pentagon, around
20 miles from Fort Belvoir and seven miles from Quantico," Scola
says. "Situated in the D.C. market, 65 percent of our homeowners
are military, Department of Defense or government employees.
That's a big part of our buyer profile, so we created this community with a broad spectrum of price points."
Embrey Mill features townhomes and single-family homes that
