says. Newland also offers a multi-generational product, featuring a
home with an extra suite for family and guests. "This unit features
a three-room suite where you can set up an aging parent or a young
adult," he adds. "Embrey Mill is an excellent example of how we
cater to the buyer."
Newland and NASH Communities partner with a core group
of seven regional and national homebuilders to build its spec and
semi-custom homes. "We have a lot of military buyers who might
be getting relocated from the West to the East Coast and don't have
a long timeframe to make a decision," Scola says. "They need to be
assured that the inventory is there for them and hopefully they find
a product that meets their family's needs."
At the center of Embrey Mill is The Embrey House, a community gathering spot. "The positioning of The Embrey House allows us
to get involved with our community and potential buyers to help
home sales," Scola says. "The Embrey House features the amazing
Grounds Bistro and Café. Grounds is open to the public and is
being considered locally for Best Restaurant of the Year."
In addition to The Embrey House, the community features The
Dogwood Dog Park, a paved and striped racetrack with working
traffic signals for tricycle races and a fitness center, as well as programming of live music, movies and events at Festival Park. At full
build out the community will offer three recreation centers and
three pools. "These amenities activate the community and get people excited about where they live," Scola adds.

"All of our builder partners participated and it was fantastic,"
Scola says. "The question wasn't 'will they help,' but 'what else can
they do?' The family moved into a brand-new home constructed by
our builder partners with all materials donated. It came fully furnished and the pantry fully stocked. The kids' room was decorated
by local decorators and it was a fantastic event for the community."
Once completed, Embrey Mill will feature an expected 1,827
individual homes. Embrey Mill has been in development for the
past five years, but has really come into its own in 2016 and 2017.
"We will have more than 200 homes sales this year and there aren't
too many communities in northern Virginia that have that amount
of absorption," Scola says. "Embrey Mill is by far No. 1 in sales
along the I-95 corridor.
"We are very excited about this community and hopefully our
sales trends will continue moving onward and upward," he continues. "It's an exciting time and we will be there until 2023. Newland
plans on staying in Washington D.C., because it's a strong market and
employment center. It's a great place to do business." )
