In the current and future phases of Viera, the residential units
are arranged in a village concept, with diverse neighborhoods
placed around a village center containing daily needs, which could
include a grocery store, retail services and amenities. Addison Village will not be any different, Pokrywa notes, adding that its buildout and the remaining three planned villages will occur over the
next 20 to 30 years.
The majority of the homes within Viera have been built by Viera Builders, the homebuilding entity of The Viera Company. The
community's approved third-party builders concentrate on providing Viera's active-adult developments, apartments/condos,
semi-custom and custom homes. Bridgewater, for example, is
the newest 55-plus community in Viera being developed by the
award-winning WCI Communities. Bridgewater will be open for
sales late summer/early this fall.
No matter what a potential homebuyer is looking for, The Viera
Company prides itself on exceeding their expectations with a variety of home options, including entry-level, attached or detached
units, single- and multi-family homes, move-up homes, maintenance-free living and custom luxury estate homes.
"We truly offer something for everyone," Vice President Scott
Miller says. "We plan for today's renter, tomorrow's homebuyer,
and the future retiree. It's been very gratifying to see our residents
purchase multiple homes in Viera as the phase of their life changes."
From the young family that outgrows its home to baby boomers
who are now empty nesters and need to downsize, Scott notes it's
the quality of the community that keeps residents in Viera.
Its amenities are very unique he adds, noting that the community of Viera is very convenient with a trail system, retail shopping,
a variety of businesses, several recreational amenities - including
a movie theater, zoo and park - quality medical services and places
of worship all within minutes of every home.
The community's planned Town Center will act as the heart of
the master-planned community. A groundbreaking was held for
the first phase of the town center, which is a 116-room Fairfield
Inn & Suites Hotel. "That hotel development is not only the first
piece to the Viera Town Center, but also the first new hotel development within the community that is responding to the United
States Specialty Sports Association's [USSSA] arrival here," Pokrywa explains.
The USSSA recently relocated its headquarters to Viera's Space
Coast Stadium, previously the training home for the minor league
Brevard County Manatees. The USSSA will host a minimum of 175
amateur sports tournaments per year.
"In their first year of operations, they have guaranteed to generate a minimum of $75,000 hotel room nights, and up to $100,000
by the third year," Pokrywa notes. "That's important because
it helps to bring new visitors from all over the nation who may
have never been to Viera before. After experiencing Viera, perhaps
they'll decide this is the place where they want to live or relocate
Miller agrees, noting that Viera's location in the central coastal
region of Florida's Brevard County is very appealing. "Depending
on where you are in Viera, you can be at the beach in 10 minutes,"
he says. "We're an hour away from Orlando and its theme parks;
however, we're a world removed from traffic and the less desirable
features of living in a larger urban area."
Viera is home to two award-winning golf courses, Duran Golf
Club - a par 72, 18-hole championship course - and The Viera
East Golf Club, an 18-hole course.
"At the Duran Golf Club we also have the Duran Development
Center, which is a teaching and educational facility," Miller notes.
"We've recently implemented a game called Smash Golf for those
who aren't skilled at golfing."
Smash Golf is a hybrid sport between tennis and golf. Players
use a traditional looking tennis racquet, with a putter attachment
