VENDOR SPOTLIGHT The Niles Company Just the Right Blend of Innovation and Experience by Pamela Schweppe “ verything old is new again,” says the old Peter Allen song. It could be the theme song of The Niles Company, a full-service real estate management firm that has served the needs of New England clients for more than a century. Founded in 1907, The Niles Company is based in Quincy, Mass., with satellite offices in Cambridge and Ashland, Mass., and is the oldest residential management firm in the greater Boston area. It also is one of the largest, with management responsibility for more than 50 properties representing a combined value of more than $2.5 billion. integrated company,” explains C. Expertise Based on Experience Managing such an impressive portfolio requires a high level of experience and an equally high standard for quality. The company’s AMO, CPM and CMCA designations (Accredited Management Organization, Certified Property Manager and Certified Manager of Community Associations, respectively) bear witness that the company has met the highest standards of the industry for professional and ethical conduct. While The Niles Company offers an array of real estate services — from rentals, maintenance, and financial reporting to investment sales and consulting for developers and investors — the company’s focus is residential property management and project supervision. “We’re a vertically managers on staff have an average of 20 years’ experience in property management, including a decade or more of experience with Niles. Every month, Niles’ seven property managers sit down for pizza with administrative and accounting staff to go over every property in the portfolio and brainstorm together on every issue being faced. It’s all part of the company’s dedication to provide innovative solutions based on depth of experience. A case in point is Baker Square Condominium in Dorchester Lower Mills, Mass. Altogether the complex is comprised of five historic mill buildings, two of which were converted into 98 condominiums in 1998. A decade later, a decision was made to open 60 new units in two of the remaining buildings. (One building remains to be converted.) “Baker Square is unique,” says Douglas Smith, chairman of the board of trustees, “because you had to manage both an existing, ongoing association and deal with lots of construction issues with the units that were in development.” That complicated process was managed by Ed Mallon, CMCA, vice president/senior portfolio manager for Niles. “Ed attended regular construction meetings during the conversion process,” Smith recalls. “He was aware of all the issues affecting the development and served as a go-between and negotiator. He also raised issues we hadn’t seen — or didn’t want to see! We got good service from Niles.” ADVERTISEMENT
