LANDSCAPING
When the snow melts and the focus
shifts from clearing snow to mowing
grass, landscaping firms are beginning
to replace standard mowers that catch
clippings in bags with mulching mowers that chop clippings into tiny pieces
and return them to the soil as instant
mulch. This eliminates the need to
haul bags of clippings to a recycling
center or a dump, and it reduces the
need for fertilizer, producing another
win-win for condominiums and the
environment, Churchill notes-reducing condominium costs and reducing
the amount of fertilizer run-off that
poses a threat to water supplies.
DISASTER RECOVERY
Companies that specialize in disaster
remediation and recovery aren't really
doing anything new, Paula Solemina,
director of marketing at Pro-Care,
Inc., says. "But we're doing what we do
better." One of those improvements

is a new software program that makes
it possible to track the rate at which a
water-damaged building is drying.
"We've always used moisture readings to determine where moisture has
accumulated, and how wet areas are,"
Solemina says. "But by plugging those
readings into this software program
(it's called 'moisture mapper'), we can
determine whether a room is drying as
quickly as it should. If not, we can go
back and determine why." Identifying
the problem and correcting it quickly
reduces the drying time and the remediation costs, Solemina says.
Pro-Care has also changed the way
it communicates with clients, relying
now on texting (to cell phones) as
well as e-mail. "We have to find an approach that works with everyone," she
says. "We can't assume that everyone
wants to be communicated with in the
same way."
In another major change, Pro-Care
is dealing directly with individual
condominium owners more often
than in the past. Association boards
and managers are still the primary
contacts for common area damage,
Solemina says. But for damage to individual units, "it is usually a lot more
efficient if we're communicating di-

rectly with the owner and the owner's
insurance carrier about what has to be
done," rather than using the manager
as an intermediary. "We still keep
the manager in the loop," to vet the
vendors owners hire and otherwise
protect the association's interests,
she emphasizes. "The manager is still
watching out for the property."
BUILDING MATERIALS
Innovations in building materials have
put condominium associations "in a good
place" in several areas, according to Ralph
Noblin, president of the engineering
firm Noblin & Associates, who provides
engineering consulting services to community associations. Progress has been
particularly notable in roofing, he says.
