Great North Property Management, Inc.
A New Layer of Management Provides Additional Coverage for Clients

In an age of corporate mega-mergers, how does
a local firm stay competitive with national behemoths? For Great North Property Management, the
answer from the get-go has been growth, and principals Lou Gargiulo, CMCA, and Justin Gargiulo, CPM,
have actively pursued a policy of expansion.
As a result, the Exeter, N.H.-based company is now
New England's largest third-party asset management
firm specializing in the professional management of
condominium associations. That's a great tribute to
the Gargiulos' successful philosophy-but it has also
posed a conundrum: how to continue to provide the
local presence and hands-on service that are Great
North's corporate hallmarks?
"We have grown by leaps and bounds both organically and via acquisition over the past few years," says
Justin Gargiulo, the firm's senior vice president and
director of corporate operations. "With this growth
has come opportunity for others to take more of a
leadership role within the organization. Lou and I felt
we needed to add additional staff to help support our
clients and management team."
With this in mind, the father-son duo added a layer
of management to the company by promoting three
employees to associate vice president, each operating
from a different location within Great North's network
of regional offices throughout Massachusetts, New
Hampshire, Rhode Island, and Maine. "All of our
AVPs are very experienced in the business," says Gargiulo. "This additional staff gives our clients another
resource to interact with and discuss issues that their
community may currently be facing."
BOB LINNEY: SOUTHEASTERN
MASSACHUSETTS AND RHODE ISLAND
Managing Great North's Foxborough, Mass., and Warwick, R.I., offices is Bob Linney, CMCA, AMS. Linney
joined Great North six years ago, when he was brought
on as a senior property manager. In that role, he not
only managed condominium properties, but also was
involved with business development and marketing-

particularly in the Foxborough region. "When I came on
board, we only had three management contracts out of
the Foxborough office," he reports. "Now there are 27."
As is often the case in the industry, Linney got
into property management almost by accident. After
a stint in the Navy, he began working part-time
for the maintenance department of the apartment
building where he was living, while also attending
college. "That escalated into me managing an apartment complex on my own for about three years," he
recalls. When the building was converted to condominiums, it launched the career in which he has
remained to this day.
Linney is pleased to be part of the Great North
team. "Great North is one of the few companies
that actually puts money back into the company to
improve communications and the software we're
using, to allow the managers to be a lot more flexible," he says. "And through the hiring process, we've
been lucky enough to bring on experienced property
managers, so we've created a lot of depth."
TRACEY MADDEN: NEW HAMPSHIRE
Newly named associate vice president and regional
manager for New Hampshire is Tracey Madden,
CMCA, AMS. But for Madden, not only is the job
title new, so is the office from which she's working.
Originally based in Nashua, N.H., she now works
from a building Great North purchased in nearby
Merrimack, along with a team of about a dozen managers and administrative staff.
Prior to joining Great North about a year and a
half ago, Madden worked her way from property
manager to director of management services for another condominium property management firm. She
was there for 18 years, until it closed its doors for
good. As associate vice president for Great North,
she continues to manage a portfolio of properties,
while also working with staff to make sure that they
have what they need to be successful-and that clients are satisfied with Great North's service.
