Precast Inc. - July/August 2008 - (Page 60) PRODUCT PROFILE An Adaptive Foundation I n post-Katrina New Orleans, soil movement is an issue to be reckoned with. To address this construction conundrum, Tri-Dyne Tele-Pier (TDTP) has developed a precast concrete adjustable pier that adapts in place to spot drops in elevation from changing soil conditions. Elevation is a crucial consideration for homes and businesses in a city built below sea level. Structural elevation has protected New Orleans homes from flooding for more than two centuries. In the past, piers were constructed of ship ballast stones, then brick, eventually leading to concrete block, and now this precast innovation. The heart of the TDTP pier is an active telescoping member encased in a reinforced concrete jacket. The jacket provides robust lateral stability; the pier is engineered to meet a Class B wind load of 80 mph. The jacket is fixed to the foundation by mechanical fasteners. The interior and load-bearing portion of the pier is fastened to a supporting structure, such as a sill beam. When settling occurs, the building is first leveled using the supporting sill beam. The active pier is fastened to the sill beam so it will lift simultaneously. A concrete shim is placed underneath each adjusted bearing member to finish the transformation of the height of the pier. The pier can be used on new or existing homes and for partial or complete foundation repair. Joe Sproules, the founder of TDTP, said that although traditional assembly of piers takes three days on new construction and 12 to 14 days on existing structures, the TDTP precast pier allows Tri-Dyne to install all piers, ready for framing, in two days on new construction and four days on existing structures. In conventional pier-supported buildings, settling causes the piers to twist, buckle and warp the supporting structural members. Often the sills are not reusable when repair takes place. The TDTP-bearing member is topped with articulating hardware, which eliminates the twisting and warping action.
