TDTP is developing unique architectural surface treatments for its piers to match or enhance the existing architectural components. “Precast allows for quick, inexpensive assembly line fabrication of many architectural designs,” said Sproules. “Only precast has the diversity to bring out the look of the past and bring durability for the future.” The race to adapt to problem soil continues well outside New Orleans. Any area that has expansive, subsiding, freeze/thaw or movement in soil structures can benefit from this adaptive system. The particulars of the leveling process will be different with a TDTP system in place. No more cribbing – the jacks will fit right into shoulder harnesses yoked to the jacket portion of each pier. Settling is the gradual settling or sudden sinking of the ground’s surface owing to subsurface movement of the earth. This phenomenon is characterized as a national and global problem. More than 45 states/commonwealths (an area roughly equal to the size of Vermont and New Hampshire combined) have been adversely affected by settling. Three major causes of settling are: compaction of aquifer system; drainage of organic soils; and collapse of susceptible rocks. Compaction of aquifer systems that accompanies excessive ground water pumping is the leading cause of settling. Aquifer systems include silt and clay layers (aquitards) of sufficient aggregate thickness. Long-term mining or pumping of ground water for economic gain manifests itself as land settling. Drainage of organic soils occurs when soils rich in organic materials are modified for agriculture and other purposes. The Tri-Dyne Tele-Pier precast concrete pier for residential construction is a direct replacement for the masonry and concrete block pier foundations currently used in raised pier construction. The TDTP is designed to safely carry loads of 2.5 tons per pier. Each pier has a built-in adjustment to accommodate approximately 100 years of settlement (assumed rate of settlement of approximately one-quarter inch per year). The TDTP can be installed on spread footings, grade beams or existing concrete slabs. For best results, Tri-Dyne recommends the Tri-Dyne Tele-Pier be installed on a system of grade beams. Typically, these grade beams will be 12 inches to 18 inches wide by 18 inches to 24 inches deep, with continuous steel reinforcement.
