But there is another important consideration: once energy benchmarking scores begin to move the market, lower scoring buildings could stand to lose their competitive edge. “As the benchmarking scores start to get publicized in the next year or so, the market will respond,” predicts Damon. Tenants will start to become sensitive to the cost of their energy. “If you are a tenant,” adds Damon, “you start to say, ‘you are charging me $75 a square foot, and you scored a 40, and the guy across the street is offering $75 a square foot and he scored an 80…’ I believe it will be a significant marketdistinguishing characteristic in lease negotiations — a bargaining chip.” for energy efficiency upgrades under the NYSERDA program. Because the building was just eight points short of EnergyStar designation, based on the findings of the HR&A Focus CRE plan, which projected paybacks of less than two years, SL Green saw an opportunity to reposition the building to Class A by investing in a new chiller, windows and other energy saving measures, as well as lobby and common area upgrades. Post-renovation, 100 Park Avenue is certified LEED Silver and EnergyStar and has indeed moved from Class B to Class A. The building reduced its energy consumption by 30 percent over the last three years despite an increase in occupancy, raised rents and attracted greater tenant interest, according to NYSERDA. All in all, SL Green has received more than $350,000 in NYSERDA incentives including a 50/50 cost-share for benchmarking, energy auditing, lease analysis and received performance-based incentives for energy efficiency improvements.
