The recent redesign incorporated the structure’s original exterior lights, terrazzo ﬂoors and pressed-tin ceiling, as well as original windows and walls in the lobby (pictured). Other features, such as the wall sconces seen here, were carefully researched and selected to reﬂect the building’s historical era. Another significant challenge is integrating modern mechanical systems and technology into buildings that may not have even had electricity. While these systems are essential to the function of today’s buildings and the business needs of tenants, designers need to find ways to hide these systems that maintain the overall aesthetic. Architects, structural engineers, electricians and craftsmen are team members who can help the designer achieve these complex program objectives. In the case of Beall’s 1911 office building, the entirely brick structure had a less than 18-inch crawl space beneath the wood floor in which to navigate the proper electrical wiring, and wireless technology was not an option. In the end, a team member crawled under the building to run the lines, drilling precisely in order not to have numerous unnecessary holes in the over 100-year-old wood ﬂoor. Beall then speciﬁed black tubing, outlets and telephone jacks to blend these items with the brick, in order for the technology to be unseen. For Bordeaux, these challenges are sometimes addressed with unique space planning solutions. She has found that sacrificing small spaces (such as closets) on multiple floors to serve as electrical and plumbing chases is a successful solution. On the other hand, Barsotti made the decision on her ofﬁce project to install two air conditioner and heating units rather than chopping up the building to run the extra ductwork. “It’s an expense, but you have to decide what the best value is,” describes Barsotti. “You can’t let the modern conveniences interfere with the historic beauty of the building.” And when it comes to furniture and ﬁnishes, Hull comments, “Fire codes play a large role in ofﬁce environments when it comes to fabrics, textiles or wallcoverings.
