The project, a new 358,000-square-foot building, was built in downtown New Haven on two city blocks. The building’s footprint covered the entire area from sidewalk to sidewalk, which left very little work area. This project was built in four phases. Each phase required detailed planning. The first phase required steel to be erected over an existing tunnel so the tunnel could continue to be operational during construction. Phase two, which encompassed the South Building, and phase three ran simultaneously, creating a very complex delivery schedule, as there was virtually no place for staging. Phase four, the bridge over George Street, which ties the two buildings together, was the most difficult part of the project. Traffic flow necessitated the work be done with multiple shifts on weekends. To begin this phase, a 275-ton crane was set over the tunnel. In order to support the crane loads, shoring towers were installed in the tunnel. Each Saturday before work began, surveyors marked the shoring tower locations to ensure the crane was directly over them. Each load of 86-foot long steel members was sequenced so that each could be picked directly from the trailers. Due to the weight of these members, care was taken at all times to make sure the tunnel was not overloaded. Completion of this phase took approximately six full weekends.
