July’s office sales, specifically, plummeted 80 percent year-over-year to $3.6 billion as $2.1 billion worth of suburban assets and $1.5 billion in central business district assets sold. By year-end, demand is likely to be in the red and absorption is expected to post a loss of roughly 8.5 million square feet. Absorption should improve in 2009 and 2010, given the severely constrained supply pipeline and improving economic conditions, but look for vacancy rates to remain elevated until demand surpasses 2007 levels again. Warehouse and apartment starts pulled back 80 more than 50 percent from the same period a year ago. Ongoing liquidity challenges prevent developers from obtaining 60 financing, while economic uncertainty is curbing prospective tenants’ willingness to commit to new projects. The decline 40 in starts has an upside, though, as the lack of new supply is expected to keep commercial real estate’s down cycle relative20 ly mild. Moreover, if the financing strain lasts longer than expected, the recovery in fundamentals, currently expected 0 to begin in 2010, could be much stronger than forecast.
