Commercial Property News - October 2008 - (Page 4) STARTING LINE Weathering the Storm t’s tough to write about the financial markets right now, when every day brings something new and unprecedented. At press time, the federal government had just announced proposals to staunch the blood flowing from Wall Street, following a stream of negative news relating to Lehman Brothers Inc., Merrill Lynch & Co., AIG and others. Only the week before, following the news that government-sponsored enterprises Fannie Mae and Freddie Mac would be placed under conservatorship, former Secretary of Housing and Urban Development Henry Cisneros, who himself saved that department from elimination in the ’90s, admitted during his keynote speech at the Cityscape USA conference in New York City that he “never expected such a day to come.” Suzann D. Silverman Fortunately, we as a country have more experience to draw on than we did Editor-in-Chief at the time of the Great Depression,the era now being used as a basis for comparison.And while the fact that we may well need another Resolution Trust Corp. of some nature may concern the general public, medicine, while rarely appreciated, may be necessary in order to get well, Cisneros noted during the post-keynote interview I conducted with him for CPN Radio. At this point, medicine doesn’t seem so bad, especially coming from the perspective of the commercial real estate sector, which experienced firsthand how successful an RTC can be at working out problems, not to mention the opportunities some investors derived from it.What is more concerning is the unknown number of casualties still to come as a result of the past several years of risk-taking and unfettered lending practices—casualties of enormous size and stature that are causing ripples around the world during this global age. Where does this leave the commercial real estate sector? I wouldn’t presume to predict, although I would go so far as to remind active players, whatever their appetite for risk, to pursue transactions with open eyes and a realistic outlook,taking advantage of the significant amount of transparency and data that is now available to the sector. In such a market, too, those that survive and even thrive will be considered heroes, for while it can be tough to stand out above the crowd in an active market, those that can persevere in difficult markets—whether that means pursuing deals or revising their strategies—that really prove their worth.
