Commercial Property News - November 2008 - (Page 28) INDUSTRY PULSE SUSTAINABILITY Arizona State University, for example, received LEED gold certification for its new interdisciplinary science-and-technology building. With a price tag of $58 million, the 175,160-square-foot building conserves energy and maintains climate control with solar shades, highefficiency window glazing, daylight harvesting and a system that allows the building to store energy obtained when rates are lower. All the technologies used in the Arizona State building can be applied in a traditional office building, Damon stated. The same can be said for the green technologies and materials used for the University of Minnesota Duluth’s new Labovitz School of Business and Economics. Designed to a LEED silver level, the 67,000-square-foot building, which cost $17.9 million to construct, has a heavy-duty facade and envelope to withstand frigid Minnesota winters and an advanced mechanical system to cut down on heating costs. These green building elements will allow the business school to use 51 percent less energy than a traditional building, and the university will recoup its initial investment in less than five years, according to Damon. The school also features low-flow plumbing fixtures and gray-water recirculation, which will reduce total water use by a combined 27 percent. Moreover, the project sourced 20 percent of its materials from within 500 miles. More than 50 percent of the wood was Forest Stewardship Council certified, and 70 percent of the construction waste was recycled. Perkins+Will even worked with the university to implement a green housekeeping program.“All of these things would be very easily brought to a commercial building, especially the product sourcing, recycling of construction waste and the sophisticated THERE ARE LOTS OF VARIABLES ON A PROJECT. According to the report card, sustainability is loosely defined as “meeting the needs of the present without compromising the ability of future generations to meet their own needs.” Sustainability is broken down into categories like climate change and energy, food and recycling, transportation and green buildings. Stanford received an A for its green buildings; the most notable one will be the 360,000-square-foot, eight-building Stanford Graduate School of Business. The university broke ground on the campus in September, and at that time, Stanford president John Hennessy said the business school will lead the way in its sustainability efforts. The new campus, scheduled for completion in 2011, is designed to achieve LEED platinum status. Designed by BOORA Architects, it is expected to cost at least $350 million. It will include a 600-seat lecture hall, dining facilities, an underground parking structure for 900 vehicles and dedicated space for career-management and $10.6 Million Mission Green Apartment Homes Multifamily Odessa, TX FHA-HUD 221(d)(4) $11.7 Million Newberry Square Multifamily Lynnwood, WA Fannie Mae $11 Million Cantebury Ridge Assisted Living Facility Urbana, IL Freddie Mac Comprehensive.
