24 | Design Snapshot Container-ized retail Boxpark and Cashel Mall, half a world apart, adaptively use shipping containers for pop-up shopping destinations By Vilma Barr Boxpark, Shoreditch, U.K. O n opposite sides of the globe, two new shopping destinations constructed of shipping containers have opened to offer affordable, limited-time destinations. Both projects were constructed primarily using standard 20-ft. containers, measuring 19.4 ft. long by 7.8 ft. wide (or 151 sq. ft.), and 7.8 ft. high. Boxpark, an all-container pop-up mini-mall, opened for business in time for 2011’s fourth quarter in Shoreditch, U.K., north of London. Housed in 40 customized shipping containers, there are currently 32 tenants on the ground level and another dozen on the first floor. Located at The Goodsyard, an 11.6-acre former railway yard, the site has been unused for 40 years. Boxpark was conceived by Roger Wade, who operates the fashion brand consultancy Brands Inc., in partnership with real estate developers Hammerson/ Ballymore Group. Waugh Thistleton served as the architects for the project. The shipping containers for Boxpark were stripped and refitted to create what Wade calls “Box Shops.” “I want to offer a cost-effective opportunity to retailers to participate in a community of brands,” Wade states. “We have assembled a mix of international and independent Cashel Mall, Christchurch, New Zealand U.K. fashion talent, along with galleries and cafés.” International tenants include Nike, Puma, Dockers, The North Face and Marimekko, along with U.K. retailers Abuze, Boxfresh, OnePiece, Smiley and Urbanears. Wade indicates that Boxpark will have a five-year lifespan, after which time he will have the option of moving the entire center to a new location. Meanwhile, New Zealand is also housing retail in shipping containers with the new Re:START project at Cashel Mall in Christchurch. It is the initiative organized to help revive inner city retailing following the Feb. 22, 2011, earthquake that caused devastation to the city’s central business district. The pop-up result, which debuted in October, is 27 stores and cafés occupying color-accented shipping containers in a landscaped setting. Designed by the Christchurch office of The Buchan Group, Cashel Mall has one- and two-level arrangements of the containers. Window displays and exterior colors add to the inviting shopping environment. “We received great feedback on the concept from both retailers and customers from when we first announced the project,” says John Suckling, operator of a shoe store lost in the earthquake and chairman of Re:START. Assistance to the organization was provided by the New Zealand bank ASB, the first bank to re-open a branch in central Christchurch, and the Canterbury Earthquake Appeal Trust. “The Re:START precinct is temporary,” Suckling explains. “It does not impact the longer-term planning to support Christchurch’s future. By bringing containers into the central city’s clear spaces, now we can create economic activity for the region that wouldn’t otherwise happen.” Ballantynes, a fixture on the Christchurch retail scene for more than 150 years, anchors the precinct on its landmark site, along with Kathmandu, travel clothing and accessories specialists. Other participating retailers include Barker men’s clothing, Hot Damn lingerie, Dfusion fashion apparel, Maher Shoes, Scorpio Books, Apple concept store Yoobee and Johnson’s Grocery.
