Chunking—The criminal holds a seminar that discusses how investors can get rich buying property with no money down. The criminal then uses the investors’ personal information to submit multiple mortgage applications and runs off with the loan proceeds. Home improvement frauds—A contractor talks a homeowner into making costly or unnecessary repairs. The contractor lends the homeowner money or recommends a mortgage lender who then has the loan proceeds sent directly to the contractor. The loan forecloses and the contractor takes the house or part of the sale proceeds from it. Title fraud—The criminal uses stolen identities or forged documents to transfer a homeowner’s property title to him or herself without the homeowner’s knowledge. The criminal then obtains a mortgage on the property and disappears with the money. Foreclosure schemes—A homeowner in the early stage of foreclosure is contacted by the criminal who says he can help the homeowner get rid of his debt and save his home for an upfront fee. In another version of this type of fraud, the criminal approaches a homeowner and offers to help him or her refinance the loan.
