Osceola ReVIEW - July 2008 - (Page 8) A WORD FROM YOUR AFFILIATE CHAIR… By Rick Blubaugh, 2008 Chairperson When I look back over the last four years at the real estate landscape in Central Florida, it amazes me at what I see. This August 13 marks the four year anniversary of hurricane Charlie, followed shortly by Frances and Jeanne. What a year 2004 was. Many of us were scrambling around after Charlie trying to figure out how to get our businesses up and running. We pulled together, helped each other, prayed for each other and we got through it stronger than before. Not too long after that one of the biggest challenges we faced was getting an appraisal high enough to cover the highest bidder on the newest listing which had only been on the market for a matter of hours. Appraisers sure do have a tough job! We came up with “market adjustments” to justify the unusual appreciation of real estate. It didn’t matter if it was an empty lot in a remote part of Osceola County or a condominium in downtown Celebration. What a time that was and we all said it couldn’t last and we were right. Everybody and his brother, aunt and uncle decided to get a real estate license. Most of them did not know what they were doing but we helped them along as best we could. Transition to the present and we go from “market adjustments” in 2005 to phrases like “soft market” and “declining market”. We had to come up with some way to justify lower values and lower lending limits. What happened to all those new REALTORS®? Membership in the Association is declining. Offices are closing and people are losing their jobs. We are all working harder than ever and getting paid less. Talk about a market correction. Who would have thunk it? I have noticed that there is a spirit of empathy among us. Perhaps a reflection on the past will help us to focus more sharply on the present and future. Now more than ever we need to pull together, help each other, pray for each other, and I’m convinced we will come through this stronger than before!
