PROView - February 2009 - (Page 15) • Visitors to your Website will have access to the only automated home valuation service that reflects public record sales enhanced by local MLS data. • This is a free addition, offered on the Realist Website at the top of the home page. Both agents and brokers can begin to use the ValueMap feature within Realist by registering. Mind Your Manners! Kat McCoy, MLS Manager Miss MLS, I know starting Mid-February, all Multiple Listing Services and REALTOR® Associations must be in compliance with the NAR-DOJ settlement for the virtual office websites. When I went in to update a list price on one of my properties I saw three new required fields in the MLS. I am sure we have the new fields for the VOW, but what are they and how do we answer them? Thanks, REALTOR® wants to be in the know! Dear REALTOR® in the know, We do have new fields in the MLS due to the NAR Mandated Virtual Office Policy. If you aren’t in the know with the VOW Policy, please visit the VOW Resource Center, which can be found in the MLS Reference Center as well as in the TEMPO Sidebar. FAR also has updated contracts under Forms Online Gold which meet the requirement for the VOW Policy (visit FAR.org for more information on contracts). The MLS has four new fields to be “VOW” compliant. All fields are in a Yes or No format. • Internet: If the Seller does not authorize the Listing Broker to display the property on the Internet, select “NO”. This means consumers who conduct searches for listings on the Internet will not see information about this property. This includes sites like REALTOR.com and IDX. If your Seller does not opt-out of having their property on the Internet, the following will be to be completed: • Display Address on Internet? If the Seller authorizes the Listing Broker to display the property on the Internet except the street address of the property shall not be displayed on the Internet, select “No”. • Listing Comments and Reviews? Some real estate brokerages offer real estate brokerage services online. These sites are referred to as a Virtual Office Website (“VOW”). A reviews and comments (“blog”) option may be displayed in conjunction with a property on a VOW. Anyone who registers with a VOW may leave comments and reviews (blog). If the Seller does not authorize on a VOW third parties to write comments or reviews (or a hyperlink to such blogs) in immediate conjunction with the listing of the property select “No”. • Allow Auto Valuation Model? Some real estate brokerages offer real estate brokerage services online. These sites are referred to as a Virtual Office Website (“VOW”). An automated estimate of market value (“AVM”) may be displayed in conjunction with a property on a VOW. Anyone who registers with a VOW may gain access to the AVM. If the Seller does not authorize an AVM of the listing to be displayed (or a hyperlink to such estimate) in immediate conjunction with the listing of the property select “No”. All PRO/Suncoast MLS forms (Profile Sheets and Status Change) have been update to reflect these fields. What is important to remember, the above options are determined by the Seller(s), not the Listing Broker.
