PROView - March 2008 - (Page 15) Listing’s Change of Status Section 5.5 The change to Section 5.5 is the last paragraph that discusses failure to report status changes in a timely manner. Note: The database must contain the latest authorized information because it is used to write offers to purchase, including current price, terms, and conditions offered. All parties to the original listing agreement must date and sign the listing status report when there is • A change in price • An expiration date extension • A withdrawal • A change in terms and conditions Listing Participants are responsible for: • Entering the appropriate change into the MLS system within two business days after they receive it. • Maintaining current information in the MLS database. In instances where a participant has repeatedly refused or failed to timely report status changes, the MLS is authorized to remove the participant’s listings from the database. Prior to the removal of any listing(s) from the MLS, the participant shall be advised of the intended removal so that the participant can advise affected clients. Mind Your Manners! This listing has no picture, incorrect square footage and incorrect tax id! What a way to start the year! Thanks, Here we go again! Dear Here We Go Again, You brought up many of my concerns about bad habits creeping back. Let’s take this moment to refresh everyone’s mind with some tips for entering listings: • Photos are required within 3 days of entry date on residential, multifamily and rental properties. Property address must be entered completely and correctly, as well as the tax ID. Remember to use the “public record lookup” under the add/edit feature. While not required, the MLS will accept heated square footage from tax records, whether measured, provided by builders or appraised – just make sure to reflect the correct source. Agents have 2 business days to report contracts and status changes to the MLS.
