PROView - July 2008 - (Page 15) Brokerage design Will All Leaders Please Step to the Bottom Line by Jeremy Conaway, President, RECON Intelligence Services The American real estate industry is approaching an historic moment. A series of events will mark the end of a journey, which started some 13 years ago when technology met real estate and created a child called information. This moment was destined to occur when the first boomer parents left their children with a nanny and prioritized the gravity of their careers. It is a moment that became inevitable when the American mortgage industry decided to forsake fifty years of accumulated business wisdom to go for the gold. Some experts have described the current real estate market environment as the perfect storm. In the future, historians will talk about it, write about it and will put it into perspective. In the meantime, tens of thousands of real estate professionals are trying to survive it. The current down market has, depending upon the geographic area in which you work, been with us for almost thirty-six months. During that period, virtually every real estate brokerage in the country has been touched in some way. The storm heralds a very complex pattern of factors, each of which impact the market, companies, indeed even the transaction itself. Over the next twelve months, this impact will become even more intense. Many of the experienced individuals within the industry characterize surviving the storm as a passage, part of the up and down cycles which all markets experience. However, upon a more careful examination one discovers that this is not a passage but, rather, a destination. In other words, the current down market environment is not something that the industry is going to pass through, only to come out the other side and continue to do what we have always done. To the contrary, this storm will forever change the real estate industry landscape. The destination of those who survive will be a new industry, a new transaction and, most certainly, a new brokerage business configuration. Our challenge today, even in the midst of all that the storm is dumping on PINELLAS REALTOR® ORGANIZATION our heads, is to prepare our brokers and their firms for the new world that lies just ahead.
