PROView - July 2008 - (Page 16) Mind Your Manners! Kat McCoy, MLS Manager Miss MLS Manners, I am curious as to why you think listing agents do not report sales in a timely fashion? I know you look for no-photo violators. I also know about the $500.00 fine for not reporting contracts, but what happens to agents for not reporting sales? I was looking through the MLS the other day and found lots of listings that are pending or active with contract that show an expected closing date of February or March. When you look in Realist you can see that they closed in February but don’t show as sold in the MLS. I think if agents started to report their sales our real estate industry would not seem so gloomy. Please share your insight, Just Curious Dear Just Curious, Section 5.20 in the Suncoast MLS Rules and Regulations clearly states that it is the listing participant’s responsibility for reporting closed sales to the MLS immediately after the closing is complete. The rule also states “if the listing Participant does not comply with this requirement the MLS will enter the information at the request of the cooperating participant and bill the listing participant for data entry of the information.” In the event a listing agent fails to report a sale, or reports the sale with the incorrect cooperating broker, the fine is $100.00. Your fellow participants and subscribers may not realize how vitally important it is to report sales to the MLS. Below are just a few of the reasons: • The Pinellas REALTOR® Organization publishes monthly statistics for listings and sales in our MLS. This information is also forwarded to NAR and other entities that are interested in market updates. If sales are not recorded in a timely fashion it skews the true sales and inventory counts for our market area. • Office and agent productivity reports are affected when a sale is not reported correctly with cooperating agents and brokers. • If sales are not reported immediately with a correct selling price it has an immediate effect on CMAs run by you and others. • The newly implemented Tempo 5 MLS system will soon begin to allow sold properties to be included in Client Gateway notifications, viewable by consumers. Incorrect data will not only misinform other agents and brokers but consumers as well. Let’s work together to provide a true representation of our market and get sales report to the MLS immediately and accurately! 16 PINELLAS REALTOR® ORGANIZATION July 2008
