PROView - November 2008 - (Page 14) MLS Update Tempo Tips by Jan Dean, Director of Information Services Helpful hints the help desk wants to pass on to you We know the challenges of learning a new MLS system since we learned it right along with you! And sometimes, we hear of neat shortcuts and tips that make a difference when using Tempo. • Finding your agent and/or office inventory of listings has just gotten easier! From the Home Page, choose any of the links on the Inventory Watch (left-hand side). You can see your own listings (you can also edit them from there) and all your office listings with one key stroke. • Once you see your inventory, use the results grid Agent Inventory Grid (from the dropdown menu directly above the MLS number on the results page) to see your properties with additional information such as by Expiration Date, etc. Hint: You can set results grids like the one above to show every time you run a search. This can be set up in the Personal Default section under Preferences under the My Tools icon. • Speaking of personal defaults, if you don’t like the limited search fields available under the Residential Basic Search option, you can set your default search to be the Residential Advanced Search any time you choose the search option. (Staff originally set this search as the default but received complaints from some offices that it was too lengthy.) Remember, there are really no required fields, just use the ones that let you narrow your search down to the properties’ characteristics that you really need. If you want to set up your own custom search as the default, read the “How do I set up the search I want” information below. • One of the most common questions received by the MLS help desk on Tempo 5 is “How do I set up the search that I want?” To do this, start by clicking on the “My Tools” button in the upper right part of the Tempo screen to get into your “Preferences” page. From here, click “Personal Defaults” in the menu on the left side of the 14 PINELLAS REALTOR® ORGANIZATION screen. In the “Search Default Settings” area pick the property type you would like as your default. Below this, under “Personal Selections” is a drop down for “Saved Search”. This is the search that will come up when you click on the search button or pick the specified property type from the search drop down list. Keep in mind that when you save this, whatever property type you have in the “Search Default Settings” drop down box, will be the default type that comes up when you click the search button. Also, if you have saved custom searches, you can choose them for your default as well allowing you to completely customize how you search. • If you want to see the drop-down menu options while entering a listing, use the F7 key to keep all drop-down menus open while adding a listing. It really saves time! • Lot dimensions are now auto-populated with other tax data. You do have the ability to override this information, as with other tax data. Remember, if you revise the Square Footage data on a listing, you also need to revise the “source” of that data to limit liability. • Don’t use Grid (it’s not entered correctly a lot of the time) or even Area when finding that perfect home for your client. Use the Map search (which searches by latitude and longitude) to include all applicable properties. And you can default the map view to the area you normally search by using the “set my view” option when searching by the map. • The History Search (located under the Search icon) allows you to look at the history of a particular listing (by MLS number) or a complete history of a property by the address. It is a great way to check to see if a property has been listed before or to look a cumulative days on market for a particular property. November 2008
