MLS code states, “The listing Participant must enter an exterior photo or artist’s rendering of elevation of all residential, rental and multifamily property types into the MLS database within three business days of entering the property into the MLS database.” This listing was on the MLS as of 3:30 p.m. Friday, November 7, 2008. Pictures were inserted the following Tuesday morning, November 11, 2008. If my calculations are correct, that IS within 3 business days. Please let me know if this is incorrect. Thank you, Concerned Dear Concerned, With the new Tempo 5 now up and running, the violations are back on track. The new MLS system has a new process for adding and editing photos, and now is a good time to double-check your listings to make sure your photos are posted. Regarding Section 5.12, Photograph of a Listing, it clearly states within three business days. Currently, the violations system is run on Tuesdays so it is possible that some listings not in violation may appear as though they were. You may receive a warning as a result, but you will then have two days to make a correction before a fine is issued. Next year we will have a new system in place that should allow for a better analysis of violations. This process is in place due to the fact that agents want property listings to include current photos they can provide their clients. We are here to make sure their expectations are met. The last objective of the Suncoast MLS is to fine agents for not complying with the Rules and Regulations. However, we want this to be the best MLS in the nation, and compliance helps us do that. Most of the violations we receive from members are your fellow agents reporting listings with no photos. We especially see reports regarding rental properties. Remember, all rentals, residential and multifamily properties require photos. We even get requests from members to enforce a requirement of having more than 1 photo. Many agents also request a requirement to have better photos on properties. Tempo 5 offers an easier-than-ever process for uploading images and agents can now enter up to 12 photos.
